Common Questions
A title company acts as the neutral third party in a real estate transaction, protecting the buyer, seller, and lender throughout the process. Legacy Title starts by searching public records to confirm ownership history and check for issues like liens or recording errors, then issues title insurance, prepares closing documents, and manages the escrow process, coordinating funds and paperwork between all parties until the sale is finalized. In short, our job is to make sure the property transfers cleanly, everyone gets paid correctly, and you walk away from closing with clear, insured ownership.
Most insurance protects you from what might happen tomorrow, accidents, illness, loss of life. Title insurance is different: it protects you from what already happened, hidden defects in your property's past that could threaten your ownership today.
Escrow, in basic terms, is the process in which an owner sells their property to a buyer with the aid of a disinterested third party. Legacy Title’s escrow officers act as that third-party, coordinating the sale between the buyer, seller, any real estate agents, lenders, and other involved professionals. The escrow officer will manage funds, complete documents for the government, and finally sign the property’s title over to the new owner.
These are just a sample — title and escrow involve many more terms and steps, and it’s completely normal to have questions along the way. Our Frequently Asked Questions (FAQ) and Terminology pages are designed to help you understand each step, so you can move toward a smooth closing.

Protect Against Wire Fraud
Wire fraud is one of the fastest-growing risks in real estate transactions. Criminals may attempt to impersonate buyers, sellers, real estate professionals, lenders, or title companies to redirect funds to fraudulent accounts. At Legacy Title, we take the security of your transaction seriously.
Before sending any wire transfer, always verify wiring instructions verbally with a member of your Legacy Title team using a trusted phone number. Never rely solely on email instructions or changes to wiring information.
Your home purchase is one of the largest financial transactions you will make—taking a few extra steps can help protect your funds.
